Building a Better YVES

Our progress and priorities. What the committee is working on, why it matters, and what comes next.

About this register

As a relatively new building, YVES is establishing the management, operational and governance arrangements it needs for the long term.

Since the first AGM in March 2026, the committee has started work across maintenance, finances, resident services, safety, technology and shared facilities. Each project below shows its objective, the work done so far, its status and the next milestone.

Status reflects committee minutes at the date shown. Decisions that need owner approval are clearly marked, and formal records remain with SSKB.

Financial and operating budget review

Finance

Objective
Set an operating budget that reflects what YVES actually costs to run.
Why it matters
Several costs, including common-property electricity, have run well ahead of the original budget. An accurate budget avoids shortfalls and surprise special levies.
Work undertaken
The committee reviewed actual spending against budget and developed a revised operating budget.

Building defects and warranty assessment

Building quality

Objective
Identify building defects and protect owners' rights while warranty periods are still open.
Why it matters
Defects that are not raised in time can become the body corporate's cost to fix.
Work undertaken
A scope for the defect assessment has been prepared and legal assistance is being considered.

Pool maintenance and water quality

Facilities and resident wellbeing

Objective
Establish a reliable, cost-effective maintenance and water-testing arrangement.
Why it matters
Safe, clean water is essential, and pool heating is one of the building's larger running costs.
Work undertaken
The committee obtained and evaluated a consolidated maintenance and testing proposal covering servicing, equipment and testing.

Pool access rail

Facilities and accessibility

Objective
Install a rail to make getting out of the pool easier for residents with less mobility.
Why it matters
Everyone should be able to use the pool safely and comfortably. A well-placed rail makes a real difference for older residents and anyone with limited mobility.
Work undertaken
The committee has worked through the design and costing to get the right solution for our pool. Both are now finalised, and the work is being commissioned.

MyBos resident services

Communications

Objective
Use MyBos fully for bookings, maintenance requests, notices and the community board.
Why it matters
One reliable system means requests are tracked and nothing gets lost in emails or social media.
Work undertaken
Expanded resident services and communications have been planned.

Security and CCTV review

Safety and security

Objective
Make sure entry points, car park and common areas are properly secured and monitored.
Why it matters
Security affects every resident and the value of every lot.
Work undertaken
Possible improvements are being assessed and prioritised.

Common-area electrical and lighting

Building operations

Objective
Fix lighting issues and reduce common-property energy use.
Why it matters
Good lighting improves safety, and efficient fittings help reduce the electricity bill.
Work undertaken
Improvements have been identified and some equipment has been procured.

EV charging and electricity recovery

Energy

Objective
Let owners charge electric vehicles fairly, without other owners paying for that electricity.
Why it matters
EV ownership is growing. A clear arrangement avoids unmetered use of common-property power.
Work undertaken
Billing, metering and compliance options are being reviewed, including owner-installed chargers with electricity recovered at cost.

Caretaking and operational oversight

Building operations

Objective
Make sure building services are delivered as contracted and spending is properly controlled.
Why it matters
Clear oversight protects owners' funds and service standards.
Work undertaken
Committee oversight arrangements and expenditure controls have been reviewed.

Roofing and waterproofing

Building quality

Objective
Confirm the roof and waterproofing are performing as they should.
Why it matters
Water ingress is one of the most costly problems a building can face if left untreated.
Work undertaken
Included among the proposed defect investigation priorities.

Body corporate governance

Governance

Objective
Clarify who is responsible for what and how decisions are approved.
Why it matters
Clear responsibilities and delegations make for transparent, accountable decisions.
Work undertaken
Committee responsibilities, delegations and approval arrangements have been reviewed.
