Living at YVES
Everything you need to know to live here well. Beachside living comes with a rhythm, and this guide helps you find it.
Security and access
Or: don't let the wrong people in.
Keys and fobs
- Need an extra or a replacement? Request it through MyBos.
- Treat your fob like gold. Replacing it isn't cheap, and a lost fob is a security risk if someone finds it.
- Each apartment has a maximum number of fobs. Extras to cover a loss are available.
Garage access
- Only one button opens your gate. Use the one indicated: one gate, one button, no experimenting required.
No tailgating
- Please don't let anyone follow you in through the gate. It might feel polite, but it isn't safe.
- If they live here, they'll have their own access.
- Make sure the pedestrian gate closes behind you.
Security is shared. We've unfortunately had a few thefts. Be aware of your surroundings, don't let unknown people into secure areas, and if something doesn't feel right, report it. There's still work to do here, so until it's sorted, let's all be vigilant, considerate and kind.

Parking, garage and storage
Protect your space, and your stuff.
Visitor parking
- Visitor spaces are limited and strictly for visitors.
- Residents using them creates frustration, and complaints.
- Misuse may result in towing.
Bikes and e-scooters
- Theft does occur, so secure bikes and scooters properly.
- Use a solid, high-quality lock. A D-lock or U-lock is recommended.
Storage cages
- Don't store flammable liquids or hazardous items.
- Avoid leaving valuables on display. If it looks tempting, it probably is.
Optional extras

Mail and parcels
Where things arrive, and how to get them before they wander.
Parcels
- The parcel area is behind the front foyer, on the way to the lifts.
- Please collect deliveries promptly. Items left too long have been known to relocate themselves.
- For valuable items, consider using a parcel pick-up location.
Letterboxes
- On the south side of the building, outside.
Big deliveries
- Standard deliveries don't need a lift booking.
- Furniture, appliances and moves do. See moving in or out.

Waste and recycling
Be kind to the chute.
The chute
- Make sure items are small enough to slide down easily.
- Cardboard boxes love to stage an origami comeback. Flatten, tear or cut them up first.
- If it doesn't fit comfortably, it's not going down.
- No dumping in the hallway or chute room, even if the chute is having a moment. Take it to the skip on Level 1, near the driveway entry.
If the chute gets stuck, it becomes everyone's problem, and it costs money to fix.
Recycling
- Recycling can go down the chute. Large or bulky recycling goes to the skip on Level 1.
- Bottles for change: cans and bottles, including wine bottles, can go in the bins on the ground floor near the car park gate. All proceeds are donated to charity.
Bulky items and furniture
- Large items go directly to the skip.
- For a bigger clear-out such as furniture, call To be confirmed.
- For large loads, use a City of Gold Coast waste and recycling centre.

Moving in or out
Welcome, or goodbye.
- Book the lift in advance through MyBos. If you need time and space, book it. Otherwise, keep things moving.
- Remove all boxes and packing materials to the skip on Level 1.
- Large amounts of recycling are best taken to a council recycling centre.
- Tenants: your agent should give you a copy of the by-laws before you move in.
Pets
Furry friends welcome.
We're a pet-friendly building with plenty of happy, wagging residents. To keep things running smoothly for everyone:
Registration
- Please register your pet: [registration link]
House rules
- Clean up straight away if your pet has an accident in any common area.
- Dogs are not permitted in the pool, gym, sauna or Level 24 areas.
- Washing pets in the pool bathroom is not permitted.
Getting around
- Where possible, take pets in and out through the garage.
- A quick note: to dogs, that front entry mat is basically social media. One post means lots of follow-up comments. Let's not turn it into a public toilet.
Barking
- Constant barking travels in a building. If your dog struggles when left alone, consider a dog walker, daycare or training.
- If a neighbour's dog is barking constantly, start with a friendly word. If that doesn't fix it, contact the committee.
Local spots
- There's a great grassy dog park just around the corner, near the beach. Afternoons are popular with dogs and their humans.
- Local groomers: [links]

Appliances
Short how-to guides for the air conditioning, cooktop and doorbell are coming soon.
Safety and noise
- No indoor barbecues.
- Sound carries between apartments, so be mindful of noise late at night and early in the morning.
Safety and emergencies
Keep it calm, and keep it simple.
Fire and evacuation
- In a fire or medical emergency, call 000.
- When the alarm sounds, leave by the fire stairs. Never use the lifts.
- Assembly point: To be confirmed
Smoke alarms must never be disabled. Any costs that result will be charged to whoever disabled it.
Smoke and cooking
- Use your rangehood when cooking, and keep apartment doors closed so smoke doesn't reach the corridor detectors.
Water leaks
- Turn off the water to your apartment if you can. Isolation valve location: To be confirmed
- Leaks from common property or another apartment: report straight away.
Power or gas out
- Check your own switchboard first. If the whole street is out, check Energex for outages.
- If it's only common areas, report it to the committee.

What do I do if…
Quick answers to the questions we hear most.
I have noise or disruption from neighbours
If you feel comfortable, start with a friendly, calm conversation. Often people don't realise they can be heard. If it continues, email the committee with dates and times. Ongoing by-law breaches can be handled formally by the body corporate.
Someone is parking in my space
Note the vehicle's registration and take a photo. If it's a resident or visitor you recognise, a polite note often fixes it. Otherwise, contact the committee. A parking bollard (see optional extras) can prevent it happening again.
I'm worried about something
Safety, security or something that doesn't feel right: if anyone is in danger, call 000. Otherwise, contact the committee. You're never bothering us by asking.
I need to report damage to common property
Log it in MyBos with a photo and location if you can, or email the committee. The sooner it's reported, the cheaper it usually is to fix.
I've lost my keys or fob
Report it straight away so the fob can be deactivated before anyone else uses it. Replacements: [contact].
The fire alarm is going off
Leave by the fire stairs, not the lifts, and go to the assembly point (To be confirmed). Don't return until you're told it's safe.
The electricity or gas is out
Check your own switchboard first. If the whole area is out, check Energex. If it's just common areas, contact the committee.
The registered by-laws for CTS 57830 are the binding rules. This guide summarises them in plain language. Owners can get a copy of the by-laws from SSKB, and tenants from their agent.
